Zoning Code Changes Introduced

The Palos Verdes Estates City Council on Tuesday introduced an ordinance establishing new zoning regulations for multifamily residential and commercial properties in Lunada Bay and Malaga Cove.
A public hearing has been set on the matter for Nov. 28 at 7:30 p.m.
The measure, which applies to new and rebuilt structures, brings the zoning code into conformance with development standards recently adopted for those areas. Among other things, it sets density and height limitations and requires a site review process, similar to an existing one for homes, to ensure that developments are compatible with their neighbors.
In the commercial zone, developers are required to pay a $7,500 parking management fee per parking spot if they are unable to provide the required parking for employees and patrons. The fees will be used to pay for improved parking.
If the measure is adopted following the public hearing, the new zoning code would become effective Dec. 28 and would supplant building moratoriums that have been in effect in the two areas since 1988.
